Booking and Accommodation Terms and Conditions

1. Booking Details

• The reservation is personal and non-transferable and applies exclusively to the person making the reservation and the number of guests stated in the booking.
• The reservation may not be transferred, assigned, or resold to third parties without the prior approval of the property.
• The number of guests may not exceed the number stated on the confirmed reservation.
• Any change to the name of the main guest or to the number of guests must be communicated in advance and approved by the property.

2. Cancellation Policy

In the event of cancellation, the following terms apply:

• 31 days or more before the arrival date: the full amount of the deposit will be refunded.
• From 30 to 15 days before the arrival date: 30% of the total reservation amount will be retained.
• From 14 days before the arrival date up to and including the arrival date: 50% of the total reservation amount will be retained.
• In case of a no-show: no refund will be provided.
• In case of early departure: no refund will be provided for unused nights.
• Any applicable refund will be issued using the same payment method used for the reservation.

3. Check-in and Check-out

• Check-in is available from 3:00 PM onwards until late evening.
• Check-out is by 11:00 AM.
• Please inform us in advance of your estimated arrival and departure times, so that we can ensure the best possible service.
• For your convenience, a secure key box is available at the property, where you will find the key. The instructions and access code will be provided to you before your arrival.
• Early check-in or late check-out may be possible only upon prior arrangement and subject to availability.

4. Additional Guests

• Guests who are not included in the reservation may not stay at the property without prior notification and approval.
• The guest is responsible for ensuring that the agreed number of occupants is respected throughout the stay.

5. Pets

• Pets are not allowed in the property or in its outdoor areas.

6. Smoking

• Smoking is not permitted inside the property.
• In the event of a violation, an additional charge may apply for any necessary deep cleaning and/or restoration of damage.

7. BBQ – Safety Rules

• The BBQ may only be used under constant supervision throughout its entire use.
• The BBQ must not be used in strong or windy conditions, or whenever weather conditions create a risk of fire.
• The BBQ must be used only in the designated area and in a safe and responsible manner.
• After use, guests must ensure that the fire and/or charcoal is completely extinguished and that there is no remaining risk of fire.
• The guest is responsible for the safe use of the BBQ throughout the stay.

8. Damage and Loss

• The guest is responsible for any damage, loss, or destruction caused to the property, its equipment, furnishings, or belongings by the guest or any member of their party.
• Any costs related to repair, replacement, or restoration may be requested from the guest in accordance with the applicable terms and policies of the platform through which the reservation was made.

9. Outdoor Security Cameras

• For security and property protection purposes, security cameras operate in the outdoor areas of the property.
• The cameras monitor the external entrances and the courtyard/outdoor areas.
• There are no security cameras inside the property.
• The cameras are used exclusively for security and property protection purposes.

10. Children and Playground Safety

• Children may use the playground only under the responsibility and constant supervision of their parents or accompanying adults.
• Parents or accompanying adults are solely responsible for supervising children and ensuring the safe and appropriate use of the playground equipment.
• Children must not use the playground without the presence and supervision of a responsible adult.

11. Guest Conduct and Respect for the Property

Guests are expected to:

• use the property responsibly and for its intended purpose;
• respect quiet hours and the surrounding environment;
• respect the privacy and safety of neighbors;
• take reasonable care of the property, its furnishings, equipment, and facilities;
• avoid any behavior that may cause damage, disturbance, or risk.

12. Breach of Terms

• In the event of a serious or repeated breach of these terms, the property reserves the right to request the termination of the stay, in accordance with applicable law and the terms and policies of the platform through which the reservation was made.

13. Acceptance of Terms

• By completing the reservation, the guest confirms that they have read, understood, and accepted these Booking and Accommodation Terms and Conditions.
